From personal experience, the hot pocket will stay tongue burning hot until you take the first bite. Even if Derek had let it sit for 10 minutes, it still would have burned his damn tongue.
I actually think it's a test of will power. You know it's going to be hot as shit, but if you just microwaved a hot pocket you're probably pretty damn hungry. I have no will power, so I burn my tongue on everything.

I stay the hell away from hot pockets, but I eat my fair share of microwave burritos and I imagine the trick is the same...just take a fork and poke a few rows of holes into the pocket/burrito, it'll help it cool much faster.
I guess you know you're in college when you discuss the do's and dont's of microwave cuisine...

At least yours is still in existence. Imagine going to closing and finding out that your lender went under, and having to find less desirable programs / rates elsewhere.
My closing isn't slated until December, so I've got plenty of time to get things sorted out. I'm going through my company's mortgage division, so it will streamline the process and hopefully help avoid some drama.

if it makes you feel any better, i'm in the process of getting a loan cleared for the suby so i can pick it up this week. i couldn't get in touch with the loan officer at my bank for 2 days straight. so i said screw him, and called in to a different branch, where i was transferred to their loan department, worked with a loan officer, and thought my info was all ready to go and i'd be approved later that day.
except that later that day, i get a call from a credit union in south carolina thanking me for applying for a loan with them, but asking why my account number isn't coming up in their database. WTF? i f'ing despise doing stuff that involves my money and information for this exact reason.
thankfully nothing bad happened, my credit union appologized for hitting a wrong number or something and the carolina credit union destroyed the fax with my info.

I've been fucking dragging on with this house since July now. The latest thing is them renegging saying that the appliances werent actually included, even though they are on the SOW that I signed the first day I looked at the place. Then they have the nerve to offer them to me at full retail cost to "buy them back" from them. I told them to fuck off and I'll go buy my own appliances. Why the hell would I pay full retail for appliances that a) were supposed to eb included and b) I didnt even get to pick out.
As soon is this is over, I'm going to make some youtube videos explaining all the other ways they eat balls, and spam it all over the internet.

Well, I'm not "backing down" - backing away is an option. It's just a waiting game as of this point. I already told them to screw off, and sent them links of where I could buy the very same appliances for close to the price they are offering them at.
As for the house, if I didn't just walk away completely, depending on how this turns out, I'll probably just end up taking my business to a different lender. A house up the way, with a finished basement - same floorplan, just sold for 78k more than I am paying. It's hard to walk away completely from that kind of potential. I have already priced finishing the basement, and it's nowhere near 78k.

That sounds like more of a Ryan Homes thing and less of an NVR Mortgage thing... unless you're holding back some information. To say features are included when they're not and then asking you to pay for them is something that you should bring to the attention of that divisional sales manager. Just don't lose your cool and go over whoever you're dealing with's head to their boss. They don't want to lose a spec sale, so I'm sure they'll make it right. Unless you've already talked to the sales manager, and then I'm surprised that they're taking that stance. We (NVHomes) will always give the customer what was claimed by us if it's accidentally left out.
Good example: I had a marketing piece go out where our marketing company (not even us) screwed up our incentive on an event flyer and made it way too high for what we were actually doing. I sold a house to a couple who came in off of that flier and gave them that deal, even though we took a hit on our direct profit. It's the right thing to do, and most sales managers take that route.

They are listed in the purchase agreement, but the appraiser included the appliances when he sent his appraisal in to the state, and they are the underwriter and said they wont allow that to be included in the value (which is ridiculous anyway, because the appraisal was for quite a bit more than the purchase price, so what difference does it make? So NVR comes back and says "you have to pay for these separately, up front" - this wouldn't be a big deal if they said that up front, but them not knowing the rules is no excuse. They sold the house "as-is."
Anyway - looks like they are deducting the cost off the purchase price, which is what the state wants, and taking the appliances out, and I'm going to go buy my own appliances(fridge and range, anyway)
They should'nt have offered the type of loan i wanted if they didnt know what they were doing. I went into the house the first time fully pre-approved through a lender that DOES know what they're doing. Now i'm paying for their ignorance.

I'm not sure what you're complaining about then, other than the fact that you were inconvenienced a little. You're getting a credit back for those appliances which includes a builders markup, and you can buy your own appliances for cheaper... so you're saving money in the end.
I'm surprised you haven't settled yet, usually specs settle almost immediately after purchase, with both NV and Ryan. That's why you're getting such a good deal, the company wants to get them off of their books so they're not carrying interest on their loans.

I guess this probably wouldnt be a big deal as much, if it weren't for the fact that because of their screw ups I am already a month late closing. I am also aggravated that they tried to sell the appliances back to me at retail, but said it was "cost."
Basically, the whole thing has been full of "probably" and "maybe" and "we don't know" and in general trying to nickel and dime the shit out of me. They haven't been very up front about anything, and should have just told me to use my own lender, instead of going into this not knowing what they were doing.
Also - the credit back for the appliances included no such markup, the only reason I made out good on that is because the appraiser valued the two things at 2400$, which is more than they cost. Ryan homes certainly wouldn't have offered that much (1800$ by my guesses), but since the appraisal was already submitted to the underwriter they had no choice.
And one final note - I am surprised at how slow this has been, you're right, they do want to get it off their books. The C/O was issued in may, so they've been carrying this for a long time. Apparently no one seems to care..they must be doing pretty well for themselves to carry a house for 4 months and counting.
