One of the things I'd like to do is build a shelf on top of the washer/dryer* for stacking/folding/etc and some hanging space above that, so that kind of forces a need for a front load. *this is a rabbit hole that means gutting out the existing shitty homer simpson spice rack status leftover framing 2x4's shelving and finishing out the laundry room with some drywall and better thought out storage with an eye towards using it for some light woodworking so I dont know when I'll get to it... maybe next year.... gotta rebuild the deck tho. RE: The Super Official Homeowners Thread - Sijray21 - 08-19-2019 we just got the almost bottom of the barrel top load Samsung Washer ($500, ceramic tub vs Stainless Steel). never had to do anything for it and it's been 7 years; just works. We may look at something fancier if that fails and a repair isn't worth it, but it does the job fine. Any serious stains we've just used spot-cleaners and works like a charm when using the proper temperature. The agitator is minuscule, but seems to work fine. RE: The Super Official Homeowners Thread - .RJ - 08-19-2019 It seems the fantzy lantz washers and dryers have some sort of steam clean/dry capability, which sounds like something nice to have. Between bike underwear and dog beds/blankets, we are perpetually trying to get funk out of everything. They also have specific tub cleaning cycles, although I dont know how that's different from running a cycle with vinegar or a washing machine cleaner. RE: The Super Official Homeowners Thread - Apoc - 08-19-2019 We have a front loading top of the line GE. It's got all those steam cleaning and fancee settings for different things. I love it because it's brainless and the wife loves it because she has a lot of control over how to wash things. She really likes that it'll toss clothes on a timer to avoid any smells if you don't get to the load for a day. It's been fantastic with a kid. Life is fine with a basic machine, but life was also fine with a flip phone. Smell has not been an issue; we leave the door open when not in use. The only annoyance is the door isn't reversible on the washer and we had to put it on the inconvenient side because that's where the water and sewage was. My in-laws front loader smells terrible despite how many times i ran the cleaning powder and settings through it. I've been leaving the door open on mine - so far so good but granted it's only been 2 months. Been checking for moisture in the door seal, seems fine (again, just 2 months.) Obviously a big key to leaving the door open is having it in a place where you're able to do so. The washer we have now has this problem. Removing the filter (after removing a screwed on cover, which appears to be bent AF and is a pain to take on/off - probably why it was never cleaned) was like opening a sewer line, it was awful. Replacing the door seal and running multiple cycles of vinegar through only temporarily fixes it. Coupled with the fact that it doesnt do a great job cleaning, and the dryer does a shit job of drying, they have to go. It doesnt put me off front loaders, but it does give me pause to think about what we ought to be doing. So far I'm not convinced to get a top loader. I'm convinced the previous owner of the house hadnt actually lived in the house for years because no sane person would tolerate the kind of shit we've found. The Super Official Homeowners Thread - Sully - 08-19-2019 Front load. Leave door open. Probably opt out of pedestals. I have top of the line lg front load on pedestals. From Costco. It really comes down to what the service support is in the area. Unfortunately, we have issues with the pedestals causing extreme vibration on the washer and the service tech came out was from 3rd party and had a severe social disorder and basically just talked about airplanes while he was there and how nice my (papermate) pen was. He kept saying the machines I have were so nice and that I should take it off the pedestals and that would fix it. I paid $200 for the pedestal. The only way it's coming off it is if lg is buying it back. Have ge other appliances and they have legit service guys who my two experiences with have been super knowledgeable and helpful. I got them at Costco though so 4 year warranty so if anything happens because of the off balance problem, I'm covered for awhile. Part of the problem might be the drain pan too since it hits the bottom of the pedestal. May try it without it one day and see if that helps. Steam functions are stupid. The dryer one doesn't get hot enough so it basically just squirts water all over the clothes in the dryer and even to the point that it drops out the bottom. It's a known problem on internet but no solution since the heater doesn't get water hot enough. May try and hook it to the hot water line and see if any better results. I bought the top of the line because they were 5.2 cu ft which I thought would be nice for dog beds and King bedding and stuff. Kind of regret it. Not really sure about the washer steam function. Don't mess with it too much. Could you have a cracked or broken trap that is allowing sewer gases to creep back up? RE: The Super Official Homeowners Thread - .RJ - 08-19-2019 no, it dumps right into the utility sink. thanks for the insight, polen. now i'm rethinking some of this or at least, need to figure out if the steaming even works RE: The Super Official Homeowners Thread - Sully - 08-19-2019 (08-19-2019, 10:42 AM).RJ Wrote: It seems the fantzy lantz washers and dryers have some sort of steam clean/dry capability, which sounds like something nice to have. New formula that I think is just oxy clean powder in a clear pod sucks. I've started using the oxy clean with odor blaster or whatever and that seems to have similar effect with odors. Even with an excessive amount of dog hair, it would take over a month before we'd have an issue. I just wipe down around the door every so often and it's fine.(08-19-2019, 11:22 AM)Apoc Wrote: . It only has to be slightly cracked Sent from my SM-G973U using Tapatalk RE: The Super Official Homeowners Thread - Ryan T - 08-19-2019 We’ve got a Samsun top loader with no agitator and auto-sensing water level. We’ve been really happy with it. It came with the house when we bought it, so we plan on keeping it until it dies. My sister had a new set of front loaders and got rid of them because of the smell. She had to keep the door closed because it was in the walkway from her garage into her kitchen and leaving the door open would have been in the way, but she talked us out of a front loader. We can fit our king size comforter in our top load easily and it runs just fine (after our dog decided to puke on it on our anniversary). RE: The Super Official Homeowners Thread - .RJ - 08-20-2019 Ah, so I have no problem just leaving the front loader door open all the time, the laundry room is something like 12x14'... I think if that's a deal breaker with the location of it then no way would I get a front loader. RE: The Super Official Homeowners Thread - ScottyB - 03-24-2020 to prevent my impending insanity being stuck in covid purgatory i got to work trying to make my yard suck less. we have an ongoing issue with water control. our house has no gutters (its a southern thing) and the people that built the house did a shit job trenching the back yard for rain water evac. as a result, we get water washing out our beds from what pours off the roof along with all of it settling against the edge of the bed from the poorly placed low point. as a result it carries off all the mulch and topsoil, weeds move in, we can't keep it nice, etc etc. as a side project, we also junked the rain barrels. they don't catch enough to be useful in drought times, they're fragile, harbor mosquitoes, and with no gutters they can only catch so much if its really flying off the roof. what we started with. looking at the pics now, wow it just looks so shitty. big yikes. ![]() ![]() in part to find dirt to fill in the bed, and in part to cut down the steepness of the hill coming down off the backyard, i got the tiller out and ripped out about 6in of height from the hillside. this allowed me to gain about 1-2 inches throughout the bed, but not full coverage and not the height i wanted. ![]() one of the big benefits though, was i was able to dig out the grass and add a layer of dirt and sod up against the bed to bring the low point out from the edge. i also moved the edge of the bed back a foot to help us get away from the low point, and give us less area to have to build the dirt level up. here you can better see the trench formed, about 2 feet out from the edge of the bed. ![]() then things got super weird and TruGreen mistakenly doused our whole back yard with herbicides by accident one day (they were supposed to go to house 707, and we're 701. guy must have read the numbers in a hurry). wife has 3 organic gardens, kid and dog play there, so it never gets treated. raised hell, TruGreen wanted to make good on it, and we got a truckload of replacement dirt and manure to replace the stuff in the gardens as a precaution. as it turns out, the gardens don't seem to be too affected so in a nice twist i was able to take the dirt out of 1 garden and use it to fully bring the dirt level up on the bed. about 1000lbs of river stone, 1 roll of weed guard, and some leftover pavers later ![]() ![]() i'm already getting some grass coming up from the hillside i cut out and the water has been following the new trench nicely. hacked back the rosemary bush while we were at it. The Super Official Homeowners Thread - JPolen01 - 03-24-2020 No gutters? How is that a thing anywhere? Why? RE: The Super Official Homeowners Thread - ScottyB - 03-24-2020 JPolen01 Wrote:No gutters? not a one. on single story homes down here, its not unusual at all. 2 story homes, or homes that are 2 stories in the back, do seem to have them installed. JPolen01 Wrote:How is that a thing anywhere? i don't get the make the codes, i just live here JPolen01 Wrote:Why? clay soil, probably. its very hard and sheds water. we don't have runoff issues anywhere else but that spot in the back. RE: The Super Official Homeowners Thread - Apoc - 03-24-2020 Here, our downspouts lead into underground pipes. Red Clay is really bad with this; just put in some french drains and river rock to help with the pooling in a yard. RE: The Super Official Homeowners Thread - NTIman - 03-25-2020 The river stone looks great! I generally don't like stone because it reminds me of the banks from the 80s in my area. You're is done really well and it fits the yard/house well. I just moved a bunch of stone out of my flower beds and replaced it with mulch, so I definitely don't envy the work you put into that, but I do envy the time you've been able to put into it. Keep it up, everything looks great!
