I'm literally on the other side of the mountain from C'ville. My townhouse is at the base of the Blue Ridge, I take a road out behind my house 5 minutes and I'm in the SNP, back country. Lots of hiking, fire road access. And my end of the county and the small town I live in, is still fairly cheap to live in. No HOAs in town. And I'm 15 minutes from H'burg, Waynesboro, or Staunton. And 45 minutes to C'ville. I love it.

We bought our house in Great Falls last year with no realtor. Paid a lawyer $1500 flat fee to do the contract and closing. Negotiated about 75k off asking price. I'm definitely in the camp of not seeing the point of a realtor unless 1) you're new to an area and have no idea where you might want to buy or 2) they are really connected and you might get a pocket listing. No offense to anyone who may have personal ties to realtors.

You don't necessarily need a realtor to buy a house, but in many cases it really helps to have a good one when you want to sell yours.

i do design work with a bunch of different agents in the mid atlantic and its amazing how much of this sentiment carries over to the business side as well.  you know the really experienced ones are generally solid but the new agents can range from "have my shit together" to literally "how do you manage to even stay alive".  sorry to judge, but generally the worst are the middle aged moms that are bored and need something to do with the kids gone all day, so they decide to buy and sell houses. some are powerhouses but that's the exception.

personal referrals and references seem to be the only way to be fairly sure you're getting someone who's worth your time.  and even then....that assurance failed me once already when we bought our house.
