And yes my headboard is too small. It's from when I had a full and bolted it to the wall. Then got a king and haven't upgraded the headboard yet.

Oh dude are you gonna be near Mooresville?? The GForce karting complex is there! I'm still trying to convince someone to go with me. It's not even a far drive from us.

Has anyone purchased anything from American Freight? The fiance really wants a couch from the because color mostly but the company I'm general sketches me out. I'd rather buy the similar looking one from Costco but it only comes in beige. But I'd trust that more than American Freight

Re: The Super Official Homeowners Thread - JPolen01 - 07-25-2017

PSA on smoke detectors. These should be replaced every 10 years. I am getting ready to replace ours as I do not know how old they are. I've honestly been lazy for the last 2.5 years we have owned our house and it needs to be done.

A house on my parent's street caught fire from a random electrical fire in the garage. None of their smoke detectors went off in the house (likely original when the houses were built back in the late 90s). Luckily someone smelled the smoke and alerted everyone to evacuate and no one was injured, but it is scary to think about.

Re: The Super Official Homeowners Thread - WRXtranceformed - 08-15-2017

And then this happened today:

Douche canoes came in and completely razed all of the trees and wetlands areas save for a small piece in the corner. Furious calls to the HOA and developer finally netted me a copy of the developer site plan, which shows that this should be a wetland buffer area (our site plan from closing only showed it was a stormwater area). The developer contact originally told me that this might be an area they have slated for a parking lot, which obviously sent me into a berzerker rage, but it turns out it's not. This supposedly was a "temporary wet pond retention area" and they are leveling that dam off and letting the water dump freely into the pond next to it and stream system. In a few hours they destroyed a perfectly good wetland habitat with birds, sneks (good and bad ones) and frogs to "create" a new wetland area.

I talked to the contractor and his boss and the excavator seemed pleased that he killed a bunch of black snakes. Right asshole you mean the ones that eat copperheads (bad sneks) and mice so they don't get in my house? I hope someone smashes his home with a giant excavator. I got the last laugh though, I am filing a report with the SC DHEC head engineer for lack of erosion control measures during excavation

Have to figure out how to get my trees to grow faster now so we have some semblance of privacy...it's going to take years for that soil and area to recover. He smashed and tore out probably 20 full grown mature trees along with the wetlands.

Our next home is going to be on some acreage out away from the masses Sad

Re: The Super Official Homeowners Thread - Apoc - 08-15-2017

Put bamboo in self-contained planter boxes. It grows like the dickens and the boxes will prevent it from spreading and you hating life. When the other trees are grown, get rid of bamboo.

Also, your next door neighbor is destroying you on build quality. Keep up with dem jonzes y0!

Re: The Super Official Homeowners Thread - WRXtranceformed - 08-15-2017

Bamboo is actually a really good idea. I'm not crazy with how it looks, but I'm also not crazy about how townhouses in my backyard look. I'd also have to check to see if it's HOA compliant and even legal to plant (I think it's illegal in some areas). Love the idea though....

And yeah those neighbors are rich as hell. He owns a couple companies but his main one is a chemical company. He's a chemist and figured out some process that lets you gold plate anything. They are way too rich for the neighborhood and actually have that house on the market...they're moving north and building something right on the lake. My trees growin faster than his though Tongue

Re: The Super Official Homeowners Thread - WRXtranceformed - 08-16-2017

Update:

[Image: 20863272_10155001686193512_4959683758169...e=5A330F4A]

Called SC DHEQ, got the head engineer on the phone and convinced him to come out. I spoke with him after he spoke with the excavators. Apparently the developers are within their rights to raze this area since it's between two wetlands areas and was meant to be temporary retention. He was actually really bummed because he's a huge environmentalist and would like to see the laws changed. Shame on me apparently for believing what the builder and developer said before we moved in about that area remaining undisturbed. The bright side is that the engineer told the guys to leave as much of the remaining wetlands / cattails as they can, so maybe everyone back here will have something natural left instead of a graded, muddy field with grass seed all over it. And in the big picture and more importantly at least some of the local wildlife's natural habitat will be left. I'm gonna miss the birds, herons, rabbits and bobcats running around behind our backyard Sad

Re: The Super Official Homeowners Thread - Sully - 08-16-2017

Do planter boxes really keep bamboo from spreading? My buddy works for a big commercial landscaping company and he's had a few properties where they've fought it for years and he says it still pops back up every once in awhile. I wouldn't think a small box would stop that shit

above ground, solid construction. like this

Re: The Super Official Homeowners Thread - Sully - 08-16-2017

That's how ours looks. We planted some in the yard over 10 years ago. Then heard the horror stories right after. Moved it within the first year to the woods. 10 to 12 years later, it still is the exact same size. Not dead but not growing or spreading. Still that thickness and height of the pic you posted. Wonder if there's different species. Or if we somehow found the one spot bamboo won't grow

Re: The Super Official Homeowners Thread - .RJ - 08-16-2017

I cant remember if I posted about my home updates in here so I'll blog about it. I've been balls deep and I see the light at the end of the tunnel now... what started as "lets do some updates to the kitchen and baths and think about selling it" has snowballed. Most of the house was renovated about 10 years ago, and everything in it was the cheapest shit you could get from home depot. It looked and worked ok but it was time to go.

Week of 4th of july I was furloughed, and got rolling, working that week and the weekends since - refinished my cabinets, painted white & grey. New quartz countertop, yuge undermount sink & faucet, then a nice glass tile backsplash. I demo'd our upstairs hall bath, reframed the walls for a floating vanity & big medicine cabinet, and new paint & light fixture. Master got a smaller floating vanity, and new cabinet, light fixture and paint. Half bath on main level got new paint, stained the grout, removed the medicine cabinet & hung a mirror. Removed & patched all the chair rail in the main level. 20 other little odds and ends that I cant remember now, like new area rugs, register vents, LED light bulbs anything else that looked old and shitty. Demo'd the kitchen floor this week, which was awesome to do on a weeknight.

I paid guys to install the new tile in the kitchen & baths. I could have done it, but they will do it better than me and I'm going out of town this weekend - it'll be done when I get back. I also hired painters to come and do all the trim/casing repaint and all the little nicks and paint touch ups throughout the house, basically every wall will need a spot of paint somewhere - a crew will knock it out in a day where it would take me all weekend and then some. After pulling out the appliances and seeing that our fridge looks like it got installed by leeroy jenkins, accepting that our stove blows and our dishwasher doesnt do very well because those are all 10+ years old, I just ordered new appliances. Costco had a solid deal on buying the whole package with free delivery & haul off of the old stuff. Once everything is done the only thing left is replacing our stairwell carpet, saving that for last. I originally thought I'd spend around $7-8k but the appliances just blew that budget.

I'll post some photos when its done. Everything is coming out awesome but fuck, this is why people pay contractors for big jobs. The only thing I'd change is never paint cabinets again. In retrospect I should have just ordered new doors, already painted for around $1500, and then painted the frames and thats it. The doors I had were stained really terribly by the previous owners and I have some concerns about how well the paint will hold up long term plus it was a fuck ton of work, not worth it.

The Super Official Homeowners Thread - D_Eclipse9916 - 08-16-2017

Good call on Costco. We got our washing machine from them and when it was making a little noise we called them up. Their warranty is amazing.

They dealt with the manufacturer and I never dealt with anyone but Costco. The guy came out and I didn't pay a dime. 3 months later our 2 year old whirlpool refrigerator had the ice maker stop working. Didn't buy it through Costco and got the runaround from whirlpool. Then got quoted $500 to fix. F you, $81 in parts and a YouTube video.

I'll be buying all my appliances (within reason) from Costco now.

Re: The Super Official Homeowners Thread - .RJ - 08-16-2017

Well that makes me feel a little better about what was effectively a $3000 impulse buy. This had been brewing for months after fixing the stove and mulling over why everything comes out of the dishwasher wet and still dirty, just like Derecola's mom. The leeroy'd fridge did it I gotta post a picture of this thing.

Re: The Super Official Homeowners Thread - WRXtranceformed - 08-16-2017

When we finally broke down and replaced my Craigslist eager and dryer with new Maytags it was the best decision ever. You will be pleased having clothes that actually get clean and aren't destroyed
