I messed up not paying for professional packers on such a tight timeline I'll take that. I messed up not booking a stay somewhere in case things went as bad as they did. My responsibilities got done on time, there wasn't much I could do to bring up the slack working 12 hour days between 2 jobs that don't offer PTO of any kind.
If I could do it again I would've booked an AirBnb home for the week so we weren't living and moving into the house at the same time. Was trying to save money because closing costs are always such a damn mystery til the very end. "Well it's probably $3,000 but might be $7500 since we haven't verified your earnest/due diligence money yet" I wanted enough cash on hand to handle any crazy scenario with the lender but it was everything else that decided to go to shit.

No it's a dirt floor with a vapor barrier. Weird setup, it's actually more of a really tall crawlspace than a true basement. I'll have to get a picture. Have you considered buying a separate prefab outbuilding for your property for that purpose? It would be easier to clean, you would probably have better ventilation, I'm guessing it would be less than half the price and you have the added benefit of not attracting termites to your house structure with all of the spare pieces of wood / saw dust you would have accumulate under there.

I haven't really, I probably should consider that route. Haven't fully committed yet so there's still time. The main issue is, while I do have 1/2 acre, I have 0 backyard except for the pool area. The side of the house is also really uneven and the lot next to mine is unsold because it's basically the area's drainage ditch. Anything outside the house would basically have to sit in the front yard.

The issue in the Carolinas, and why you don't see a lot of buried basements in general unless they're on steeper walk out lots, is that the soil is mostly clay so it makes it really hard to waterproof buried basements. I'm sure his crawlspace doesn't have a drain tile or sump pump system, both of which would be necessary and a massive expense to add after the fact (not to mention excavating out the floor level)

Seattle houses probably 1/3 the size of what homeboy just bought though.
I cant imagine that shit show that will ensue in pouring concrete and setting up a woodshop, plus you'll probably burn your house down with the dust.

Correct, can and will if it has to. It gets a little dicey when it's a workshop, woodshop, storage unit and parking garage. Hence the desire for more space if it's feasible. I get it must seem ridiculous to most people but my free-time is spent overwhelmingly building shit in one form or another, COVID or not. $5,500 is nothing to me if it means I can separate the 2 and do them much more effectively. Ventilation and dust collection are definitely the next 2 big issues to tackle after the floor if that's a go. Boss-man wants to come double check the estimate tomorrow so that's a good sign. I'm sure he'll have somethings to note about drainage.
Also it finally stopped raining long enough to jump into the hot tub finally. No ragrets.
